When are Building Permits Required?
In general, a building permit is required to erect, install, extend,
alter or repair a building. A building is defined as a structure occupying
an area greater than 10 square metres (107 square feet).
The following are examples of projects which will require building
permits:
 | Construction of a new home. |
 | Addition of a carport, garage, porch or room to an existing home. |
 | Construction or finishing of rooms in the basement or attic. |
 | Any structural work including alterations to interior partitions or
the installation of new skylights, windows or doors. |
 | Addition of a dormer. |
 | Enclosing a porch or deck. |
 | Addition of a deck to an existing home if it will be over 2ft. above
the adjacent perimeter grade or if it is to be attached to the house. |
 | Raising a house to provide a full basement. |
 | Excavating a crawl space to construct a full basement. |
 | Constructing or installing accessory buildings such as a garage, tool
shed, or playhouse larger than 107 sq. ft. |
 | Fireplaces and other heating appliances including the replacement of
furnaces and ductwork. |
 | Removing and replacing insulation during remodelling or renovating |
When are Plumbing Permits Required?
A Plumbing Permit is required for the installation of
new drains, sewers and plumbing fixtures. However, if your project involves
construction that requires a Building Permit, the plumbing approval will be
included, and a separate Plumbing Permit is not necessary.
You do not require a plumbing permit to change existing
fixtures but require a permit if you plan to change their location.
After your permit has been issued, you as the
homeowner may install your own plumbing, drains and sewers. If, however, you
are hiring a contractor ensure that they are licensed by the Town of
Oakville for the work to be performed.
When do you require Electrical Permits?
Prior to the installation or alteration of electrical equipment, you are
required to obtain an Electrical Permit from
Electrical Safety
Authority.
